Remodeling your home is very big business these days – turn on your TV and it seems like every channel has their resident good-looking carpenter ready and waiting to improve the looks of the house and the lives of the owners with one swoop of his table saw. But what happens when it comes time to sell your home? Will your renovations be considered improvements and put money in your pocket, or will they hurt you in the end. Here are a few tips that could help you get top dollar when it’s time to sell:

Kitchens: This is where to put your money – according to a report by Remodeling Online, kitchen remodeling provided the largest return on investments at 103.5 %

Windows: Second on the list - replacing your old windows with insulated, wood windows will help you recoup 102.9%, vinyl windows recouped an average of 98.5%. Plus they save you money on heating and cooling costs.

Bathrooms: Also a good place to put your money. The great thing about remodeling your bathroom is that you can do a lot of it yourself with just a few trips to your local big box DIY store. Create a budget and figure out what you need professional help with. Remember, buyers like a brand new toilet!

Before you sell you should talk to your real estate agent about the little improvements that can make a big impression. A coat of neutral paint…a thorough cleaning of every room…have the windows professionally cleaned…and finally, remove all your personal collections and photos – the trick is for a buyer to be able to walk in and picture themselves living in your home!
